Overview
Encino sits in the San Fernando Valley along the Ventura Boulevard corridor, roughly split between the "flats" north of Ventura — walkable, more affordable, closer to shops and restaurants — and "Encino Hills" to the south toward Mulholland Drive, where gated streets, large lots, and celebrity neighbors are the norm. The name comes from the Spanish word for holm oak, and the neighborhood still has some of the Valley’s most mature tree canopy.
It’s a place people move to for space: roughly half the housing stock is detached single-family homes, lot sizes run larger than almost anywhere on the Westside, and pools are common rather than a luxury add-on. The population skews family-oriented and international — about a quarter of residents are naturalized citizens, and there are well-established Persian/Iranian and Jewish communities that show up in the restaurant scene along Ventura Boulevard.
For someone relocating from out of state, Encino reads as suburban-in-the-city: quiet residential streets, good public and private school options, and a slower pace than Hollywood or the Westside — while still being a 20-30 minute drive from studios, Downtown, or the 405 corridor. It’s not the neighborhood for someone who wants to walk to dinner every night; it’s the neighborhood for someone who wants a real yard, a two-car garage, and quiet at 9pm.
The tradeoff is the same one that applies across the Valley: freeway access is excellent (both the 101 and 405 are close), but rush-hour trips to the Westside or Downtown can run long, and some residents flag an uptick in car break-ins and visible homelessness along the commercial strip in recent years — worth knowing going in, not a dealbreaker for most buyers.
